Declare what you hold
Stock, equipment, electronics, furniture and your fit-out. This becomes your sum insured — the figure your premium and, more importantly, your claim are both based on.
Most ground-floor shops are insured for less than they hold. Under a Malaysian fire policy that gap comes out of your claim, not the insurer’s. BSafe gets the number right first, then prices the flood risk around it.

Width, depth and whether you rent or own. Ground-floor shops flood differently depending on how much is stored low and how the unit is built.
Shopfront and threshold, electrical wiring height, and how your stock is racked. For cover under RM 500,000 these replace a physical survey.
Fire, Special Perils, Theft and Public Liability, priced section by section, with the flood protection you can evidence already taken off.
Malaysian fire insurance is still tariffed. The base rate for your trade and building class is set centrally and is identical at every insurer, so there is nothing to shop around on the fire portion. What does move is the Special Perils extension — the part that covers flood — and the sum insured you declare. Those are the two things BSafe works on.
BSafe is a demonstration build. Figures shown are indicative, produced by a model using placeholder rates — not a quotation, not an offer of cover, and not advice. Cover is arranged through a BNM-licensed broker or financial adviser.
