Width, depth and whether you rent or own. Ground-floor shops flood differently depending on how much is stored low and how the unit is built.

Why the price is the same everywhere

Malaysian fire insurance is still tariffed. The base rate for your trade and building class is set centrally and is identical at every insurer, so there is nothing to shop around on the fire portion. What does move is the Special Perils extension — the part that covers flood — and the sum insured you declare. Those are the two things BSafe works on.
